Water travels before it shows
Once water passes the outer covering it takes the easiest route available. On a metal roof that might be beneath a sheet lap or along a fixing line. Under tiles or slate it moves across underlay and timber before finding an opening. It will also run down a pipe, a cable or a structural member and appear several metres from where it entered.
The route changes from one storm to the next. Wind-driven rain gets pushed into an uphill-facing lap that stays dry in gentle rain, and a long monsoonal downpour fills a valley faster than a short shower does. So the stain gives us a starting area, and the rain direction, intensity and duration give us just as much.
Leak only in strong wind
Rain driven beneath a lap, a flashing edge or a tile. First checks go to wind-facing junctions, side laps, ridges and penetrations.
Drip after prolonged heavy rain
Drainage restriction, valley overload or slow tracking. Valleys, gutters, outlets, downpipes and concealed travel paths come first.
Stain near a vent or pipe
The penetration flashing or seal, or water arriving from higher up. We check the detail and the roof area above it, not just the detail.
Mark near an external wall
Roof to wall flashing, an edge detail, the gutter or a fascia route. Apron and side flashings, eaves, gutter fall and any overflow evidence.
Working outward from the symptom
A useful inspection follows a deliberate order and checks connected details, because one obvious defect may explain the leak and still not be the only thing letting water past.
Flashings and junctions
Where roof planes meet walls, ridges, edges and changes in pitch. We look for displacement, open ends, damaged sections, movement, and routes where wind can drive rain in behind the detail.
Penetrations and fasteners
Vents, pipes and aerial mounts interrupt the roof plane, and their seals move under tropical heat and UV. On metal roofing, fasteners get checked for looseness, damaged washers and poor seating.
Sheet laps
Side and end laps are assessed for alignment, capillary paths, damage, and any sign that water has been forced beneath them by wind.
Valleys, tiles and drainage
Valleys carry concentrated runoff, so debris or a damaged edge redirects water under the covering. Gutters and downpipes matter too: overflow can imitate a covering leak exactly.
Useful evidence from the ground
1. Photograph and date it
The stain or drip location, and when it first appeared. Intermittent leaks are much easier to trace with a short record than without one.
2. Note the weather
Light, prolonged, wind-driven, and which direction it came from. This is the detail that most often points straight at the junction responsible.
3. Watch the drainage
From ground level, whether gutters are overflowing or downpipes are struggling to discharge. After rain, note debris visible in gutters or valleys.
4. List recent work
Solar, antenna, air conditioning or plumbing work near the roof. A leak that started after roof work usually relates to the area that was disturbed.

Limits worth stating up front
We will not seal everything and hope
Sealing unrelated joints can trap water, block intended drainage and make the next inspection harder. It also makes an owner think the problem is solved when it is not.
We will not promise a dry day proves it
If conditions on the day cannot reproduce the wind and rain that causes your leak, we say that in the report rather than presenting a guess as a finding.
We will not turn a leak into a restoration by default
If the inspection shows one isolated failure, that is what gets quoted. If it shows widespread deterioration, we will compare targeted repair against restoration and let the evidence decide.
We will not send you onto a wet roof
Do not lift tiles, walk on sheets, enter a wet ceiling space or apply sealant from a ladder. If water is near wiring or a sagging ceiling, keep clear of the area entirely.

Leak detection questions
Water near wiring, lights or a sagging ceiling is a safety issue before it is a roofing one. Keep clear and ring.

Can you find a leak when the roof is dry?
Often, yes. Staining, debris lines, corrosion, displaced components and failed junctions stay visible after the rain has gone, and your notes about when it happened connect those findings to the event. Some intermittent leaks do need further investigation, because dry conditions cannot reproduce wind and rainfall.
Does a ceiling stain mean the roof is leaking now?
Not always. A stain can sit there long after the material has dried, and indoor moisture has causes that are nothing to do with the roof. Fresh dampness, growth, or a mark that changes after rain is the useful evidence. Part of the job is separating current water entry from old damage or condensation.
Should I seal every suspicious gap?
No. Unplanned sealing traps water, blocks drainage that was meant to be there, and hides the real path. Roof details rely on specific overlaps and clearances, so the cause has to be identified before deciding whether sealing, refixing or replacement is the right answer.
Can blocked gutters cause an indoor leak?
Yes, and it happens here more than people expect. Restricted gutters, valleys, outlets or downpipes overflow toward fascia, eaves or the roof edge, and the water ends up inside. Drainage is part of leak detection, not a separate cosmetic check.
Why does the drip appear metres from the roof defect?
Because once water is past the covering it follows the easiest path available. On metal it tracks under a sheet lap or along a fixing line. Under tiles it moves across underlay and timber. It will also run down a pipe, a cable or a structural member and surface well away from where it got in.
