Established roofs are rarely one roof

3. Test the assumptions about earlier work
A patch that looks tidy may sit above an unresolved path. We check whether the original route was addressed or simply covered.
4. Set priorities by consequence
Active water entry first, then things that will become active, then the presentation items. You can stop after any stage.
Why restoring everything can be the wrong brief
A uniform treatment sounds simple, and established roofs are rarely uniform. Coating a relatively new extension adds cost without addressing the older section that is actually leaking.
Local repair
Addresses a defined defect: a failed flashing, a damaged sheet, a loose fixing group or a leaking gutter junction. Best value when the surroundings are genuinely sound.
Restoration

Which zones are included
If one quote covers the verandah and the other does not, the cheaper number is not the cheaper job.
What preparation is specified
Cleaning, corrosion treatment and compatibility described separately from applying a finish. Otherwise you are comparing colour, not work.
How junctions will be treated
Where an extension meets the original roof is where the money and the risk both sit. It should be named.
What is excluded or monitored
Developing wear that is being watched rather than corrected belongs in writing, so it does not read as a failure later.

The roof looks uneven in colour. Is that a problem?
Usually not by itself. Uneven colour is often cosmetic, especially where sections were coated at different times or face different aspects. Meanwhile a small indoor stain can reveal a detail that needs prompt attention. Appearance and condition are not the same thing, which is exactly why the inspection maps defects by zone.
Should I do the whole roof at once?
Only if the whole roof needs it. Staging by zone is often better value on an established property, because it puts the money where the failure is. What we would not do is defer something with active water entry to make a staged plan look tidier.
Previous repairs were done by someone else. Do you work on those?
Yes, and part of the assessment is establishing whether an earlier patch resolved the source or covered the symptom. Both look the same from underneath. If the original path is still open, sealing over it again would just repeat the problem.
Can the extension and the main roof be quoted separately?
Yes, and we would suggest it. Separate quantities and priorities let you decide what happens now and what waits, and it makes the junction between them a named item rather than an assumption.
What about the carport and verandah?
They get listed as their own zones. They are usually a different age and sometimes a different material, and the abutment where they meet the house is a classic leak point that gets missed when the roof is quoted as one thing.
Is there hazardous material in older Parap roofs?
It is possible in some older buildings, and it is not something a roofing inspection can settle. If we see something that warrants it, we will say so and recommend appropriate assessment before work continues rather than disturbing it. That is a pause, not a scare, and it protects everyone involved.
