Think in decision horizons, not arbitrary ages
Age gives context and reveals almost nothing on its own. It does not tell you whether water is entering at one flashing, whether fixings have deteriorated across several elevations, or whether the covering is still suitable for restoration. Material, installation, exposure, maintenance, alterations and previous repairs all shape performance.
Two roofs finished in the same year can need completely different plans. So a lifecycle review asks three separate questions rather than one: what must be made safe or weatherproof now, what maintenance is likely within your intended holding period, and at what point broader work would offer better value than repeated local intervention.
Targeted repair
Best fit where the defect is local and the surrounding components remain serviceable. Trace the cause, match the materials, document the repaired area.
Restoration
Best fit where the existing roof is a sound base but needs coordinated repair, cleaning, preparation and finishing. Confirm coating compatibility and complete the defects before any surface work.
Re-roof or replacement
Best fit where deterioration is extensive, the covering is unsuitable to retain, or you are planning a change of material. See replacement and re-roofing.
The watch point for each
Repeated patches are poor value if faults are widespread. A fresh finish cannot compensate for an unsuitable substrate. And a re-roof scope must define what re-roofing actually means.
What Durack households call us about
Mostly planning rather than emergencies, which is the better position to be in and the cheaper one.
How long the current roof has left
A legitimate question, answerable as a range with the evidence for it rather than as a number pulled from the air.
Whether to fix now or wait
Which depends on whether the defect is active. Active water entry does not wait for a budget cycle; a stable observation often can.
Coordinating with other property work
Solar, air conditioning, painting or a renovation. Sequencing these with roof work saves access costs and avoids doing things twice.
Repeat repairs that are adding up
When several invoices over a few years start approaching the cost of a coordinated scope, the calculation has changed and it is worth saying so.
Staged budgeting without postponing active defects
Staging is a legitimate financial approach and a poor excuse. The difference is whether anything letting water in has been deferred.
1. Deal with active water entry now
Regardless of the plan. Deferring this to make a staged budget look tidier costs more and does more damage than the saving is worth.
2. Define the holding period
How long you intend to keep the property, or the horizon you are planning to. It genuinely changes which option represents better value.
3. Sequence around other work
Rooftop equipment, drainage and household disruption considered together rather than one trade at a time. Access is the shared cost.
4. Set the trigger for the next stage
What finding would move this from maintenance to restoration, or restoration to replacement. Agreed in advance, so the next decision is scheduled rather than reactive.
What re-roofing needs to mean in the quote
This is where scopes diverge most, and where a headline price tells you least. Four things should be explicit.
What is removed and what is retained
Re-roofing can mean renewing the covering while keeping suitable parts of the assembly, or something broader. The quote should say which.
How concealed findings are handled
What happens when the old covering comes off and something unexpected is underneath. Photographed, described and approved before related work proceeds.
Drainage interfaces
Valleys, gutters, outlets and downpipes assessed against the new roof. Excluding them without explanation leaves a finished looking roof with the old limitation.
When repeat repairs change the calculation
If you have paid for the same area more than twice, add the invoices up. That total against a coordinated scope is the honest comparison.
Trying to work out whether to fix it now or plan a re-roof?
That is exactly what a lifecycle review is for, and it costs nothing.
Project readiness before committing
Before signing anything for broader work, these four should be settled rather than assumed.
Is the scope defined by zone?
Which areas, which components, and where new work ties into existing. Vague boundaries are where variations come from.
Is the program realistic for the season?
Dry season windows are more predictable. A wet season program needs staging and honest forecasting, not optimism.
What about rooftop equipment?
Solar, air conditioning and antennas need coordination and sometimes specialist attendance. Discovering that on removal day costs days.
What is the variation process?
How a change is quoted, approved and documented. Agreeing it before work starts is worth more than any discount.
Indicative pricing on our service pages is a budgeting guide. A lifecycle plan is confirmed by inspection rather than by a suburb-wide formula, because two roofs of the same age in the same street routinely need different plans.

How long has my roof got?
We will give you a range with the reasoning, not a number. It depends on the material, how it was installed, the exposure, the maintenance history, and what the current condition actually is. What we can do more usefully is tell you what would shorten it and what would extend it, which is the part you can act on.
Is it worth repairing if we might sell in a few years?
Often yes, and the holding period genuinely changes the answer. Active water entry should be dealt with regardless. Beyond that, a shorter horizon can favour targeted repair over a coordinated restoration, and it is a legitimate factor to plan around rather than something to hide from the quote.
We have paid for the same repair three times. What now?
Add the invoices up and compare the total against a coordinated scope. Repeated patching in the same area usually means the cause was never addressed, or that the condition is broader than the repairs assumed. That is the point at which the calculation has changed and it is worth reassessing properly.
What exactly does re-roofing include?
It varies, which is why it has to be written down. It may mean renewing the covering while retaining suitable parts of the existing assembly, or it may be broader. Removal, disposal, flashings, drainage components and how concealed findings will be handled should all be stated rather than assumed.
Can we stage the work over two years?
Yes, provided nothing with active water entry is in the deferred stage. Staging works well when the priorities are honest and the trigger for the next stage is agreed in advance. It works badly when it is used to defer something that is getting worse.
Should we do the roof before or after solar?
Before, almost always. Installing an array onto a roof that needs work within a few years means paying to remove and refit it, or working around it. If both are planned, sequencing them properly saves a significant amount and avoids a lot of coordination later.

Tell us the suburb, roughly the age of the roof, and how long you intend to hold the property. The last one changes the recommendation.
If you have previous repair invoices, mention how many and for which area. Repeat spend on one spot is a useful signal.
If solar or other rooftop work is planned, say so. Sequencing it with the roof saves money and avoids doing things twice.
