About Leanyer

Build a roof record before building a scope

Start a simple property file. Dated photographs from safe ground level viewpoints, previous invoices, product information for coatings or sealants, notes about alterations, and where past stains appeared. Record when rooftop equipment was installed or serviced.

That history lets a roofer distinguish new deterioration from an old stable mark, and it avoids putting an incompatible treatment over a finish nobody can identify. It does not need technical language. Small rust mark at the rear gutter outlet, first photographed in May beats roof bad by a wide margin.

Covering

Sheets, tiles or other material, including laps, edges and any local damage. The broad surface is where people look first and where problems usually start last.

Junctions and penetrations

Flashings, ridges, valleys and everything that interrupts the covering. This is where preventive attention actually pays.

Fixings

Condition, movement and washer ageing across the roof rather than at the one visible rust spot. They age together because they went on together.

Drainage

Gutters, outlets and downpipes, which receive, redirect and discharge everything the covering sheds. A roof and its drainage are one system.

What people call about

What Leanyer households call us about

The useful objective is not assuming every property needs annual work. It is having a repeatable way to notice change.

Wanting a starting point

No record, no history, and a decision coming. A baseline assessment gives everything afterwards something to compare against.

A mark that may or may not be new

Which is exactly what a dated photograph settles, and exactly what nobody has when they need it.

Planning before rooftop alterations

Solar, air conditioning or an antenna going on. Mounting, penetrations, drainage interaction and compatible detailing are worth settling beforehand.

Knowing when maintenance becomes restoration

A real question with a real answer, and one that should be based on evidence rather than on how long it has been.

Working it out

A seasonal framework, deliberately condition led

Inspection intervals vary with material, exposure, known defects, tree debris, previous work and the manufacturer’s guidance. The framework is about timing, not frequency for its own sake.

1. Before sustained wet weather

You note visible debris, overflow marks, loose items and known ceiling stains. We check covering, flashings, fasteners, valleys, gutters and outlets.

2. After significant weather

You note new debris, displaced material, indoor moisture or changed drainage. We look at any suspected damage and the weatherproofing priorities.

3. During drier working conditions

You review fading, peeling and corrosion clues against your records. We do the detailed condition assessment and judge restoration suitability.

4. Before rooftop alterations

You tell us the location and purpose of the proposed equipment. We assess mounting, penetrations, drainage interaction and compatible detailing before it goes on.

Matching problem to work

When maintenance should become repair or restoration

Maintenance is not automatically restoration, and treating it as though it were is how budgets get spent early. These are the honest triggers.

A defect that repeats

The same mark returning after the same conditions means the cause was not addressed. That is a repair question, not another clean.

Deterioration spreading rather than sitting still

A stable observation can be monitored for years. One that is extending across a roof has changed category and should be reassessed.

Several details failing together

When fixings, flashings and coating are all reaching the end at once, coordinating them as a restoration costs less than three separate visits.

Make the budget auditable

Whatever the trigger, the scope should let you see what is being done and why. A restoration priced as one line item is not something you can evaluate.

No records and a decision coming up?

A baseline assessment is free and it makes every conversation after it easier.

Questions for a preventive review

Preventive work is easy to over-sell and easy to under-do. These questions keep it honest in both directions.

What actually changed since last time?

If there is a record, the answer is specific. If there is not, this visit becomes the record.

What is stable and can just be watched?

A good assessment names things that need nothing. That is as useful as the list of things that do.

What would move this to repair?

Knowing the trigger in advance turns a future decision into a scheduled one rather than an emergency.

Is the scope itemised?

Repairs, preparation and finish separated, so the budget is auditable rather than a single number.

Indicative pricing on our service pages is a budgeting guide. Preventive intervals depend on material, exposure, tree debris and known defects, so we set them per property rather than by a standard schedule.

Questions and answers

Does every roof need annual work?

No, and suggesting otherwise would be selling rather than advising. Some roofs need a look every year because of exposure or tree debris. Others are stable and need attention every few years. What matters is having a way to notice change, not committing to a fixed annual spend.

What should go in the property file?

Dated ground level photographs, previous invoices, product information for any coating or sealant used, notes about alterations, past stain locations, and when rooftop equipment was installed or serviced. Ten minutes of filing saves a great deal of guessing later.

How do I know if a mark is new?

You photograph it, with the date, from the same position each time. That is the entire method and it works. Without it, an old stable stain and a fresh active one look identical, and the assessment has to treat both as unknown.

We are adding solar. Should we talk to you first?

It is worth a conversation. Mounting positions, penetrations, how the array interacts with drainage and whether the detailing is compatible with your roof are all easier to get right beforehand than to correct afterwards. It is a short call and it prevents a common problem.

Is preventive maintenance actually cheaper?

Over a reasonable timeframe, usually, because it catches things while they are still small and lets work happen in a chosen weather window rather than an urgent one. What it does not do is eliminate larger work forever, and anyone promising that is overstating it.

Can I keep the record myself, or do you hold it?

Both, ideally. We keep the assessments and photographs from our visits, and you keep your own file of dated ground level photos, invoices and notes. Yours covers the periods between our visits, which is exactly where most changes first become visible. Between the two there is a continuous history rather than a set of disconnected snapshots.

What if the inspection finds nothing?

Then that is the finding, and it is documented as your baseline. We would rather tell you the roof is fine and see you in two years than invent work. It also means the next inspection has something concrete to compare against.
