More than the visible sheets
Profile, roof pitch, sheet lengths, laps, the fastener pattern, flashings, penetrations, drainage and the supporting structure all have to work together. Corrugated and ribbed profiles move water in defined channels, and anything that blocks, punctures or redirects those channels creates a leak path.
Profiles differ in rib shape, pan width, spanning capability and minimum pitch. One that performs well on a suitably pitched roof is far less forgiving where falls are shallow, sheets are poorly lapped, or wind is pushing water sideways. Wet season rainfall exposes ponding, overflow and backflow that light rain never reveals.
Follow the whole water path
From upper sheets and ridge, through valleys and change of pitch details, into gutters and downpipes. Debris caught at any of those points holds moisture against the metal.
Fasteners and their seals
Screw seating, hole condition and the sheet surface around them. Most of what we find starts here rather than in the open field of a sheet.
Flashings that overlap correctly
Ridge cappings, barge details, apron flashings, valleys and wall junctions have to lap properly and stay secure. Patchwork that blocks the intended drainage path moves water somewhere worse.
Penetrations get their own look
Vents, flues, skylights, aerial mounts, solar and service entries interrupt the sheet, and other trades disturb the fixings around them more often than you would think.
What a visible sign usually means
None of these prove a cause on their own. They tell us where to start looking, which is a different thing and a more honest one.
Rust around several screws
Ageing seals, loose fixings or incompatible components. Next check is screw seating, hole condition and the sheet surface nearby, not just replacing one screw.
Stain below a vent
Penetration flashing, an upper lap, or condensation. We trace the moisture path rather than sealing one spot and hoping.
Water mark near an external wall
Apron flashing, a side lap, or wind driven rain getting in. The overlaps, terminations and drainage above the mark all get inspected.
Rust in a valley
Held debris, slow drainage or coating breakdown. Clear the path first, then assess the metal thickness and what is happening around it.

1. Inspect the system
Sheets, laps, fasteners, flashings, penetrations, valleys and the drainage they feed. Not a look at the stain and a quote.
2. Identify the level of work
Targeted repair, a broader restoration, or re-roofing. The evidence decides, and we price the honest option rather than the biggest.
3. Deal with corrosion properly
Treatment or replacement based on how far it extends and what kept the metal wet. Nothing gets coated over while it is still active.
4. Repair or install to suit movement
Steel expands and contracts through big daily swings here. Fixings, laps and repairs need to accommodate that rather than restrain it.
Rust showing around the screws?
That is worth looking at before the wet season rather than after it. Inspections are free.

Three things specific to metal
Thermal movement
Long sheets that are restrained, loosened fasteners, stressed laps and repairs that are too rigid all cause problems. Correctly designed sheets, fixings and flashings allow the movement instead of fighting it.
What accelerates corrosion
Wet leaf matter, metal swarf left after drilling, persistent moisture at overlaps, and contact between incompatible materials. Repeated monsoon wetting followed by intense heat is demanding on exposed and concealed details alike.
Areas that cannot dry
Anywhere that stays damp deserves particular attention, because it will be where the finish gives out first even if the open field of the roof looks fine.
Condensation is not a leak
Drips in humid weather without rain usually mean moisture forming beneath the sheets. That is a ventilation and insulation review, and treating it as a leak wastes money.

A stain does not mean a new roof. Tell us where it is and what the weather was doing.

Where do metal roof leaks usually start?
At the details, not through the middle of an intact sheet. Fasteners loosen, seals harden or split, holes become enlarged, and fixings end up sitting at an angle or over-compressed. Heat driven expansion and contraction works away at all of those, which is why a screw line is the first place we look.
Is rust always a serious problem?
It depends where it is and how far it goes. Small surface spots, rust at cut edges, and staining from incompatible debris are not the same as widespread loss of the protective finish. Rust at one fastener suggests a local fixing issue. Rust running along laps, valleys or several sheet edges points at something broader.
Can you just paint over the rust?
Painting over active corrosion improves the appearance briefly and resolves nothing. The weakened metal is still weakened and the drainage that kept it wet is still doing so. Corrosion needs a decision about treatment or replacement before any coating goes near it.
The roof makes noise when the temperature changes. Is that a fault?
Occasional noise as steel expands and contracts is normal, and Darwin roofs move through big temperature swings between a sunlit afternoon, an evening storm and overnight cooling. New buckling, lifted edges, elongated fixing holes or recurring leaks are a different matter and worth investigating.
I get drips in humid weather without rain. What is that?
Most likely condensation forming on the underside of the sheets rather than water getting in from above. It is a ventilation and insulation question as much as a roofing one, and the fix is different from a leak repair, so it is worth identifying correctly.
Do you install Colorbond?
Yes. Pre-finished steel products including Colorbond are commonly specified here because they are Australian made with known performance characteristics. That said, the product name does not determine roof condition. Installation quality, compatible components, exposure and maintenance matter just as much.
