Protect condition, not just appearance

Any subsequent plumbing, electrical, solar or antenna work. These distinguish original details from alterations and make compatible repair materials identifiable.
3. Photograph consistently
Safe ground level photos from the same viewpoints, once or twice a year and after significant events when conditions allow. Comparison is the point, not surveillance.
4. Book a professional check
For the things that cannot be seen from below: fixing condition, flashing formation, penetration detailing and drainage falls.
Workmanship concern or normal variation
This distinction matters more on a newer roof than anywhere else, because getting it right is the difference between using a warranty channel and wasting everyone’s time.

My roof is only three years old. Is an inspection premature?
Not at all, and it is often the most useful one you will have. It establishes a baseline while everything is documented and accessible, catches detailing that was rushed at the end of a build, and covers anything a later trade has disturbed. It also frequently concludes that nothing needs doing, which is a valid and useful result.
Solar was installed after handover. Should that be checked?
Yes. Rooftop equipment adds penetrations and mounts to a roof that somebody else built, and installers work around details they did not create. A short check confirms the penetrations are properly detailed and that the array has not interfered with drainage. It is much easier to address now than after a wet season.
Is a visual variation a workmanship defect?
Often not. Minor colour variation, slight differences in appearance and normal weathering are exactly what they look like. What is worth raising is a fixing driven at an angle, a flashing without adequate lap, an unfinished penetration or damage from a later trade. We will tell you which category yours falls into.
Can you certify the roof was built correctly?
No. A visual assessment describes what was observed on accessible areas. It cannot certify unseen construction, confirm compliance or verify every fixing, and presenting it as though it could would be misleading. Where certification is what you need, that is a different qualified professional.
What should I keep from the handover?
Product details, colours, plans, warranties, photographs and the name and date of anyone who has worked on the roof since. It sounds fussy until the day you need to identify a coating or match a component, and then it saves both money and guesswork.
How often for a newer roof?
Once every year or two is plenty for most, plus a check after any rooftop work or significant weather. Newer roofs generally need less attention, and we would rather set a light interval and stick to it than book work that is not warranted.
