Follow the water uphill and across
Rain is driven by gravity, but wind, capillary action and surface tension move moisture through small openings and against the direction you would expect. Once it is beneath the covering it travels along framing or insulation, and the first visible drip can be metres from where it got in.
So diagnosis starts at the interior symptom, maps the roof geometry above it, then checks the higher and adjacent details. Whether the symptom happens in every downpour or only with wind, and whether it starts immediately or after a delay, are leads worth recording.
Exposed fasteners
A failed washer, an enlarged hole, poor alignment or corrosion. The repair question is whether it can be replaced compatibly, not whether it can be tightened.
Flashings and terminations
Open corners, lifted edges, cracks, movement, corroded sections and failed sealant. Where a flashing meets masonry, the termination matters as much as the visible apron.
Laps and overlaps
Alignment, capillary paths and any sign water has been forced beneath them. Wind does this on roofs that shed a straight downpour perfectly.
Penetrations added later
Vents, aerials, solar and air conditioning fitted after the roof went on. Each needs an identifiable weathering detail, and recent work near one is a strong lead.

Marks that started after other work
Solar, aerial or air conditioning installation disturbs fixings and adds openings. Recording when the symptom began relative to that work reduces random patching.
How a detail level repair is scoped
The repair has to match the roof system, not just close the hole. That is the difference between a fix and a return visit.
1. Record the pattern
Every downpour or only with wind. Immediately or after a delay. Any recent work near vents, aerials, solar or air conditioning. Leads, not conclusions, but they narrow the search.
2. Assess the fastener condition properly
Fixing type, spacing where relevant, substrate engagement, material compatibility and the condition around each suspect point. Overtightening deforms a washer or a sheet and creates the next weakness.
3. Check the flashing has shape, support and seal
In that order. A bead of sealant over a poorly shaped junction gives a short-lived result and hides the geometry problem underneath.
4. Decide isolated or programmed
Replacing a defined group may be enough. Broad deterioration points at a planned fastener program or a wider roof assessment instead.
Targeted repair versus roof-wide work
Both are honest answers. Which applies depends on whether the condition is confined or repeated, and that is an inspection finding rather than a preference.
Targeted repair
Where the defect is defined and the surrounding material is sound. It should state where it begins and ends, and how the new components were matched for compatibility.
A planned fastener program
Where the same washer or fixing condition appears across the roof. Doing them together while access is arranged costs far less than four separate visits.
A wider assessment
Where several details are failing at once, it is worth comparing against restoration rather than continuing to price individual points.

A repair can be checked, and it should be. What nobody can do is guarantee performance in every future combination of rain and wind, and we will not pretend otherwise.

Can you just tighten the screws?
Not as a general fix. A fastener leaks for several different reasons, and tightening only addresses one of them. Overtightening deforms the washer or the sheet and creates a new weakness alongside the old one. Each suspect point gets assessed for fixing type, hole condition and what is happening around it.
The junction has been sealed three times. Why does it keep leaking?
Because sealant is complementing a detail that is not correctly formed. If the overlap, the fall or the fastening is wrong, sealant buys a season and then the geometry wins again. Repeated covering also makes diagnosis harder, because the evidence of the original path is now underneath it.
It only leaks when the wind comes from one direction. Is that useful?
Extremely. It points straight at the laps, edges and penetrations facing that direction and takes most of the roof out of consideration. Note the direction next time it happens, even roughly, and the search gets much shorter.
Solar was installed last year and now there is a stain. Related?
Possibly. Rooftop equipment adds penetrations and mounts, and installers work around details they did not build. We inspect the equipment area and the roof uphill of it, and describe what we find factually without making claims about who is responsible.
Should all the fasteners be replaced at once?
Only if the condition is roof-wide. Where the same washer ageing shows across the roof, doing them in one program while access is arranged is much cheaper than four separate visits. Where it is confined to one group, replacing that group is the proportionate answer.
Can you guarantee it will not leak again?
We guarantee our workmanship on the scope we complete, for 10 years. What no one can honestly guarantee is that an unrelated detail will not fail in a future storm. If the same symptom returns in the area we repaired, we come back and look at it.
