Three quite different reasons to book one

A report should not bury useful findings in technical language, and it should not present every weathered detail as an emergency. The point is to support a decision, whichever way that decision goes.

Darwin roofs live with strong UV, high surface temperatures, humidity, wet season rainfall and wind driven water. That combination produces wear that looks alarming and is not, alongside quiet failures at junctions that matter a great deal. Telling those apart is most of what the report is for.

Metal, tile and slate each have different details and different signs of wear, so the assessment responds to the roof in front of it rather than working through a cosmetic checklist.

How findings are organised

Four categories, so priorities are obvious

Priorities exist to support decisions, not create alarm. Sorting findings this way makes it clear what needs action now and what simply needs watching.

Priority attention

Something visible that may allow water entry, movement or further deterioration. The next step is closer investigation or the recommended repair.

Planned maintenance

A condition that is not an immediate failure but should be managed. It belongs in the next maintenance scope rather than in an emergency call.

Monitor

Weathering or a minor observation worth checking over time. Photographed, noted, and reviewed after severe weather or at a later inspection.

Access limitation

An area or detail that could not be safely or clearly viewed. If it is material to your decision, that may warrant another access method or a specialist.

The process

What happens on the day

1. Tell us the history

Any known leak, when it appears, where staining shows, and whether wind direction seems to matter. Water travels, so a ceiling mark rarely sits under the entry point.

2. Visual assessment

Covering, ridges, valleys, laps, edges, junctions, fasteners, flashings, penetrations, drainage, fascia and eaves, as far as safe access allows.

3. Photographs with context

Captions explain why the photographed item matters: a maintenance observation, a defect needing attention, or an area that could not be fully assessed.

4. Report and optional estimate

Findings sorted by priority, in plain language, with a costed estimate for recommended work if you want one.

What a visual assessment cannot do

Limits worth understanding before you book

It cannot see through things

Roof coverings, walls, ceilings and concealed framing stay concealed. A visual inspection cannot verify every fixing or confirm structural capacity.

It cannot certify compliance

This is not a building certification or a compliance certificate, and it does not confirm code compliance or structural adequacy for any purpose.

It cannot predict a storm

A roof that appears serviceable on the day may still develop leaks or storm damage. The report describes conditions observed, not future performance.

It cannot replace a building inspection

For buyers it is roof specific context alongside a broader building inspection, not a substitute for one.

Is this a structural or engineering report?

No. It is a visual roofing assessment. It does not certify that a roof is structurally adequate, compliant with a particular code, or cyclone-proof, and no roof should be described that way. If your decision depends on structural design, certification, code compliance or destructive testing, an appropriately qualified specialist should be engaged.

What does the inspection actually cover?

The accessible, visible parts of the covering and the details that help it shed water: sheets, tiles or slate, ridges, valleys, laps, edges, roof to wall junctions, visible fasteners, flashings around penetrations, gutters and downpipes where they can be safely viewed, plus fascia and eaves.

Can you see everything?

No, and the report says where we could not. Steep or fragile surfaces, height, wet roofing, active rain, wind, heat, vegetation and solar equipment all restrict access. Some areas are only visible from the ground. Stating those limits is more useful than implying full coverage.

Is it useful when buying a property?

Yes, as roof specific context for due diligence and maintenance planning. It helps separate normal weathering from visible defects and shows which areas were inspected. It is not a valuation and it does not replace a broader building inspection or conveyancing advice.

Will a dry day inspection find an intermittent leak?

Sometimes. Staining, debris lines, corrosion and failed junctions stay visible after the rain. What a dry day cannot do is recreate every combination of monsoonal rain and wind direction, so where that matters the report says so rather than presenting a guess.

What does the report cost?

A freshly painted roof looks fine. Is it?

Not necessarily. A neat surface can sit above details at flashings, fasteners, valleys or drainage points that still warrant attention, and a recent coat sometimes hides work that was done to sell rather than to last. Fading and staining on their own do not prove failure either. The details decide it in both directions.
