Start with a question the inspection can answer
Is my roof okay is understandable and too broad to guide anything. A better brief names the decision ahead: why a ceiling mark appeared, whether maintenance can be staged before the wet, what should be budgeted over the next year, or whether a proposed coating has a sound base.
Each of those directs attention to different evidence, which is why the answer you get is better when the question is sharper. What a visual inspection considers
Sheets or tiles, ridge and edge details, penetrations, flashings, valleys, visible fixings, sealants, gutters, outlets and accessible supporting components.
What the inside contributes
Water marks, discolouration, daylight, damp insulation or previous patching. Context rather than proof, because water travels before it shows.
What gets stated as a limit
Areas that could not be safely or clearly viewed. Limitations belong in the report rather than being quietly omitted from it.

2. Photograph with a reference

3. Record the timing

4. Keep the paperwork

Is maintenance being presented as restoration?

Does it give a practical order?

Does the quote match the findings?
Work proposed that does not connect to a documented observation is worth asking about. It may be justified, and it should be explained.
Are the priorities respected?
A quote that leads with appearance while a priority item sits further down is not reading the report the way you would.
Is the same area being covered?
Zone lists first, prices second. Most differences between two roofing quotes turn out to be scope differences.
What preparation is specified?

What question should I actually ask?
Whatever decision you are facing. Why did this mark appear. Can this wait until after the wet. What should I budget over the next year. Is this coating quote sensible for my roof. Each of those directs the inspection somewhere specific, and you get a far more useful answer than from is my roof okay.
Will the report tell me the cause of a leak?
Sometimes, and where it can it will say what evidence supports that. Where the conditions on the day cannot establish it, the report says that instead of guessing. Water travels, and some areas are inaccessible, so an honest report distinguishes what was observed from what is inferred.
Is a photo of the ceiling stain useful?
Very, especially with a date and something for scale, taken from the same position each time. The single most common problem we deal with is nobody knowing whether a mark is old and stable or new and active, and a photo series settles that immediately.
Do I need a report if I am not planning work?
It is often the best time to get one. A baseline recorded while nothing is urgent gives every future assessment something to compare against, and it means the next decision is made from evidence rather than from scratch.
Will you recommend work you do not do?
Where the finding needs structural, engineering or compliance input, yes, and we will say so plainly rather than stretching a visual assessment into something it is not. The same applies to tree work and ground drainage.
Can the report be used for an insurance claim?
It can be useful evidence, because it documents conditions with photographs on a stated date. What it will not do is make claims about coverage or attribute damage to a particular event beyond what the evidence supports. Insurers make that decision, and a report that oversteps is less useful to them, not more.
