Separating the symptom from the cause
A ceiling mark tells you where water became visible. It does not tell you where water entered the roof. Moisture travels along a batten, a rafter, a sheet lap or an underlay before it drops inside, and wind direction, rainfall intensity and how long the storm lasted can all change the route it takes.
So the diagnosis combines what you have seen with what we find on the roof. When did it start? Does it happen in every shower or only in wind-driven rain? Is it near an air conditioning line, a vent, a skylight, a valley or a roof to wall junction? Has debris built up in the drainage path? Those answers narrow the search before anyone goes looking.
Ceiling stain after wind-driven rain
Flashing, penetration, ridge, lap or a displaced tile. The entry point may be above the stain or well off to one side of it.
Rust around a metal roof fixing
An aged fastener, a damaged washer, movement, or local surface damage. Replacing one fixing rarely addresses the similar deterioration next to it.
Water near an internal corner
Valley blockage, valley damage, a flashing defect or plain overflow. Drainage capacity and the surrounding detail both need checking.
Damp beside a vent or pipe
Penetration flashing, the seal, the roofing around it, or condensation. Not every damp patch next to a penetration is rain getting in.
Repairs by material and by junction
Roof junctions are where most repairs happen, because they manage a change in direction, material or use. They are not interchangeable details, and a bead of sealant is not a universal repair.
Metal roofs
Repairs have to allow for thermal movement as well as water shedding. Darwin surfaces heat fast in strong sun and cool after rain, which works on fixings, laps, flashings and penetrations, particularly where earlier work has restricted movement.
Tile and slate
Cracked, slipped or missing pieces let water past the drainage plane, but bedding and pointing at ridges, valley edges and roof to wall flashings often matter as much as the broken piece itself.
Flashings and valleys
Flashings get checked for alignment, laps, fixings and movement. Valleys carry concentrated runoff, so debris, corrosion, displaced tiles or an unsuitable earlier repair can push water sideways.
Penetrations and drainage
Vents, pipes, skylights and equipment mounts interrupt the covering, and their flashing, seals and fixings have to work together. In heavy wet season rain a gutter problem can look exactly like a covering leak.

2. Inspect and define the defect
Covering, fasteners, flashings, valleys, ridges, penetrations and drainage interfaces. We state the limits too: an intermittent leak may not be active on the day.
3. Quote a proportionate scope
What is included, what is excluded, and what evidence supports it. If we found adjacent defects you get told, whether or not you act on them.
4. Repair and check
The right detail at the right scale, then a check that the agreed work is complete and the area is left clean.

One repairable fault, with the surrounding roof still serviceable. That is the cheapest honest answer and we will give it when it applies.

The cheapest scope is not always cheapest
A short scope that leaves the cause untouched costs more over two wet seasons. Equally, one damaged flashing does not justify replacing a roof. Ask what evidence supports the recommendation.

If water is coming in now, ring rather than send a form. Keep clear of wet electrical fittings and sagging ceilings.

Can you tell the cause of a leak from the ceiling stain?
Not reliably. The stain is useful evidence, but water travels before it becomes visible, so the mark inside tells you where it arrived rather than where it got in. Rain direction, flashings, penetrations, fasteners, valleys and drainage all need checking before anyone can say what the cause is.
Is sealant enough to fix a leaking roof?
Sometimes a compatible seal is part of the repair. It is never the diagnosis. Sealant over corrosion, movement, broken material or a badly formed flashing hides the problem for a season and makes the next inspection harder, because the evidence has been covered up.
Do a few damaged tiles mean the whole roof needs replacing?
No. Isolated damage usually suits a targeted repair, provided matching material is available and the surrounding courses are sound. Replacement enters the conversation when deterioration is widespread, secure repair is impractical, or the broader roof is no longer serviceable.
Why does the leak only show up in certain storms?
Because wind direction changes the water path. Rain driven sideways or uphill can get into a lap or junction that stays perfectly dry in a straight vertical shower. Intermittent leaks like that are common here, and they are why we ask what the weather was doing when you saw it.
When should I arrange an inspection?
When you notice recurring stains, loose material, rust around fixings, damaged flashings, valley overflow, or any change after severe weather. Inspections are free and there is no obligation, so it does not cost anything to find out whether it is small or not.
Do you repair metal, tile and slate?
All three, and the method changes with the material rather than being copied across. Slate in particular is easy to damage with unsuitable access, so it needs handling that preserves the sound pieces while correcting the failed detail.
