Capture the leak event before anyone climbs anything
Safety first: keep clear of sagging ceilings, wet electrical fittings and anywhere material could fall. Do not enter a wet roof space or climb onto the roof during rain. None of the useful evidence requires you to.
Once it is safe, record the time the leak began, the rainfall intensity, the wind direction if you know it, how long it lasted, which room it was in, and whether the water stopped soon after the rain eased. A photograph of the stain and a mark on a rough floor plan is worth a great deal.
A stain only in wind-driven rain
Points attention at an exposed edge, a lap or a penetration on the weather-facing side. Which side matters, so note the direction.
Water that continues after the rain
Suggests stored water, saturated insulation or a drainage detail rather than a direct entry point above the mark.
Overflow at an eave
A different investigation entirely, starting at gutter fall, the outlet and the upstream valley rather than the roof covering.
An intermittent mark after earlier patching
Worth recording where the previous repair was and what was used. The original pathway often continues past the patch.

Where safely accessible, look for moisture tracks or staining in the roof space first, then review the corresponding roof plane above it.
2. Work uphill and outward
Higher junctions and nearby penetrations, because water enters high and appears low. The common candidates are loose fasteners, open laps, cracked components, failed seals and poorly formed flashings.
3. Include the drainage
Gutters, valleys and outlets, because water backs up or diverts from a drainage issue and produces a mark that looks exactly like a covering leak.
4. Show the evidence for the proposal
The goal is not to list every possibility in the quote. It is to show which evidence supports the repair being proposed.
Access, occupants and sequencing

Why can you not just seal above the stain?
Because water rarely enters directly above where it appears. It follows a sheet lap, a framing member, a pipe or the insulation before gravity brings it into view. Sealing the nearest joint sometimes works by luck, and more often diverts the water somewhere less visible while making the next inspection harder.
What should I write down when it leaks?
The time it started, how heavy the rain was, the wind direction if you can tell, how long it went on, which room, and whether it stopped when the rain eased. Add a photo of the stain and a mark on a rough floor plan. That short record does more than a long description afterwards.
Can you test the roof with a hose?
Sometimes, in suitable conditions and with a plan. Controlled testing has to avoid introducing water where it would not naturally go, or you get a false result that sends the repair to the wrong place. Weather, roof design and safety decide whether it is worth doing.
Our side access is very narrow. Is that a problem?

It may well be. Rooftop equipment adds penetrations, mounts and fixings, and other trades work around details they did not install. We look at the equipment area and the roof uphill of it, and we describe what we find without making claims about who is responsible.
Can the repair happen on the same visit as the diagnosis?
Often, for a straightforward fault with materials on the van. Where the finding needs measurement, ordered materials or different access equipment, we will book it properly rather than improvising something that has to be redone.
